The idea

What if a town could build its own version of the world's best-known property game, and every square on the board was chosen by the people who live there?

Formby Property Tycoon started as a community competition for Stephanie Macnab Estate Agents. Local people nominated their streets, landmarks, stations and card ideas, voted on the design and chose the name. Jack took it from that first idea to a finished, boxed game: the concept, the platform, the sponsorship, the marketing, the design and the production.

Nearly 200 copies were pledged before a price was even set. The result is a limited First Edition, with all proceeds above production costs going to St Joseph's Hospice.

What Jack did

From a first thought
to a finished box.

Concept

A property board game where the town decides what's on the board. Every street, landmark and card would come from local people, not from a designer's desk.

Web platform

A purpose-built competition site: entries, live leaderboards for every category, a design vote, an admin panel for judging and prize draws, and branded email campaigns to every entrant.

Data & fairness

Board positions set by evidence, not opinion. 483 HM Land Registry sales, adjusted to 2026 values and ranked by median price, so no single house could skew a road's place.

Sponsorship

Tiered sponsor packages that funded production and put local businesses on the board: six headline sponsors, four community sponsors and two community partners.

Marketing

Launch, press release, social campaign, entrant emails and a public progress page, building a buying audience before a single copy was printed.

Design direction

Three design concepts put to a public vote, then the winning Community Edition developed into a full brand: board, box, two card decks, title deeds, play money and a rules booklet.

Production

Print-ready artwork built to manufacturer templates, costings, supplier management and a limited First Edition run, with all proceeds above production costs going to St Joseph’s Hospice.

The town chose.

Entrants voted between three directions: a premium Formby Edition, a bright Community Edition and a vintage Heritage Edition. The Community Edition won with 71% of 229 votes, and became the brief for the finished game. The final board stays under wraps until the First Edition is ready.
