Terms & Conditions

1. Eligibility

The Formby Property Tycoon Community Competition (the "Competition") is open to UK residents aged 18 years and over. Participants under the age of 18 may enter with the prior consent of a parent or guardian. Employees of Stephanie Macnab Estate Agents and their immediate family members are not eligible to enter.

2. Competition Period

The Competition opens on the date the website is launched and closes at 23:59 on Sunday 30 August 2026 (the "Closing Date"). Entries received after the Closing Date will not be accepted.

3. How to Enter

To enter, participants must complete the online entry form at the Formby Property Tycoon competition website and provide the required personal information together with at least one idea submission. No purchase is necessary to enter. There is no entry fee.

4. Prizes

The following prizes are available:

Game Name Winner: One (1) copy of the finished Formby Property Tycoon board game, awarded to the winner of the Game Name draw.

Community Draw: Five (5) copies of the finished Formby Property Tycoon board game, each awarded to one winner selected by random draw from all valid entries.

All prizes are subject to availability. Prizes are non-transferable and there is no cash alternative. Prizes will be dispatched once production of the board game is complete. Stephanie Macnab Estate Agents make no guarantee as to the production timeline. Stephanie Macnab Estate Agents reserve the right to substitute any prize with one of equal or greater value if the original prize becomes unavailable for any reason.

5. Winner Selection

Winners will be selected as follows:

Game Name Winner: A random draw will be conducted from all entries that suggested the winning game name, as selected at the discretion of Stephanie Macnab Estate Agents.

Community Draw: Five winners will be selected by random draw from all valid entries received before the Closing Date. Each entrant is eligible for one entry only, regardless of the number of ideas submitted.

All draws will be conducted on Monday 31 August 2026 using random selection software. The software will select winners at random from the pool of eligible entries and a full auditable record will be retained by Stephanie Macnab Estate Agents.

6. Notification of Winners

Winners will be notified by email on or shortly after Monday 31 August 2026 using the email address provided at entry. If a winner cannot be contacted or does not respond within 14 days of notification, Stephanie Macnab Estate Agents reserve the right to select an alternative winner.

Winners will be announced publicly using first name and initial surname only (e.g. "Mark T, Formby"). Full names will not be published without the winner's consent.

7. Judges' Decision

The decision of Stephanie Macnab Estate Agents in all matters relating to the Competition, including the selection of winning ideas for inclusion on the board game and the selection of prize winners, is final. No correspondence will be entered into.

The final decisions on which Formby locations are assigned to each property square on the board rest entirely with Stephanie Macnab Estate Agents. All suggestions are treated equally and no implication of relative value, prestige or desirability is made or intended.

8. Intellectual Property

By entering the Competition, entrants grant Stephanie Macnab Estate Agents a royalty-free, perpetual, worldwide licence to use, reproduce, modify and publish any ideas, text, names or other content submitted as part of their entry (the "Submitted Content") for any purpose connected with the Competition and the production, marketing and sale of the Formby Property Tycoon board game, without any obligation to provide additional compensation.

Entrants warrant that their Submitted Content is original, does not infringe the intellectual property rights of any third party, and that they have the right to grant the licence described above.

9. Design Concepts

The design concepts presented on the Design Vote page are illustrative proposals created solely to gather community preference during the Competition period. They do not represent the final appearance of the Formby board game. The final game may differ materially from any of the concepts shown, including in respect of artwork, colour, typography, layout, content and overall style.

Community votes inform but do not bind the decisions of Stephanie Macnab Estate Agents. The final design will be determined at the sole discretion of Stephanie Macnab Estate Agents, taking community preference into account alongside commercial, licensing and production considerations.

No warranty or representation is made that the board game will be produced in any particular timeframe or at all.

10. Disclaimer — Monopoly®

This Competition is independently organised by Stephanie Macnab Estate Agents and is not affiliated with, sponsored by, endorsed by or connected with Hasbro, Inc. in any way. Monopoly® is a registered trademark of Hasbro, Inc. References to Monopoly and related concepts are used for descriptive and community engagement purposes only.

11. Data Protection

Personal data collected as part of this Competition will be processed in accordance with Stephanie Macnab Estate Agents' Privacy Policy, available at /formby/privacy, and applicable data protection legislation including the UK GDPR and the Data Protection Act 2018.

12. General

Stephanie Macnab Estate Agents reserve the right to cancel, amend or suspend the Competition at any time without notice if circumstances beyond their control make it necessary to do so.

These Terms & Conditions are governed by the laws of England and Wales.

By entering the Competition, participants agree to be bound by these Terms & Conditions.
